Dorado Beach: Your Puerto Rico Real Estate Neighborhood Overview
A mythic city of gold is a fitting namesake for the luxurious slice of beachfront paradise known as Dorado Beach. A Ritz Carlton residential community spread over 1,400 acres, Dorado Beach real estate is the paragon of Caribbean “barefoot luxury” living.

With a $12 million state-of-the-art water park, two PGA golf courses ranked by Gold Digest as the best in Puerto Rico, 11 miles of hiking trails winding through pristine beaches and tropical forests, a five-acre outdoor spa with a Five-Star rating from Forbes, with a Hollywood history tied to the Rockefellers, the Kennedys, Elizabeth Taylor, and even Amelia Earhart, there is simply no luxury property in the world that compares to Dorado Beach real estate.

Whether you are searching for Puerto Rico luxury rentals or Puerto Rico luxury homes, Dorado Beach real estate is the most prestigious neighborhood in all of Puerto Rico for your relocation to “La Isla Del Encanto”.

Location & Language
21 miles west of the hustle and bustle of San Juan and 45 minutes from San Juan International Airport, Dorado Beach real estate sits on 1,400 peaceful, ecologically friendly, oceanside acres originally developed as a 1900s coconut and fruit plantation. Famous female aviator Clara Livingston took ownership in the 1930s, and the original landing strip used by her friend Amelia Earhart just before her final flight still stands today as part of the resort. The land was sold to Laurance Rockefeller in the 1950s and redeveloped as an eco-resort hotel, providing Dorado Beach with more than 60 years of dedication to the preservation of its extraordinary native ecology.

Since 2012, Dorado Beach real estate has been run as both a 5-star Ritz Carlton Reserve resort hotel and a Ritz Carlton residential community, with homeowners having access to all amenities by joining the resort’s club. The resort is frequented by Hollywood celebrities, and was even credited by Lin-Manuel Miranda as the inspiring location where he wrote much of Hamilton. While nearly 2.2 million people live in the greater San Juan area, the town of Dorado has a population of just 38,000, with only a few thousand living within the luxurious Dorado Beach real estate neighborhood.

Both English and Spanish are the official languages of the island. Those buying Puerto Rico real estate or Puerto Rico luxury rentals in Dorado Beach will find every person speaks English, though they may experience more Spanish as they travel further from the Dorado Beach estate.

Real Estate Prices in Dorado Beach
Dorado Beach real estate has the finest Puerto Rico luxury homes and Puerto Rico luxury rentals in the entire Puerto Rico real estate market. The fineries of its homes and the luxuries of its neighborhood amenities are, as such, reflected in Dorado Beach real estate prices. Half-acre lots can top $1. 5 million within the Dorado Beach reserve for a mountain view alone. Two-bedroom beachfront condos on West Beach start at $15 million. Houses in Dorado Beach East, more akin to a California suburb, can still top $6 million, although these prices have started to rise quickly.

However, there are also more affordable Puerto Rico rentals and slices of Puerto Rico real estate just outside the Dorado Beach neighborhood, where two-bedroom condos at Costa Dorado can go for as little as $440,000, just a block from the ocean. Residents outside the Dorado Beach neighborhood can still become members of the resort club and enjoy its amenities, including the water park, golf courses, and elite pools.

Shopping & Dining
Dorado Beach is one of the finest dining destinations in all of the Caribbean, a constellation of world-class restaurants. Positivo Sandbar is an open-air, sand-floored concept restaurant at the Dorado Beach Ritz Carlton Reserve, with a Japanese menu and an ultra-exclusive omakase bar, that is both poolside and oceanside. COA, also beachfront, features a locally-sourced menu with culinary nods to both Puerto Rico’s Taíno indigenous culture and Spanish colonial history, and boasts the largest wine collection in the Caribbean, with nearly 700 labels and 3,200 bottles.

For family-friendly dining, the Encanto Beach Club is a chic but kid-friendly pool club with a beachfront bar & grill featuring sandwiches, salads, and burgers by day, and Mediterranean seafood by night. Barlovento is an affordable, beachfront alternative with burgers, locally-sourced fish tacos, and more. Among many other notable restaurants within the Dorado Beach real estate resort property, another worthy of mention is Melao by Mario Pagán, a San Juan native and one of the most famous chefs in the world.

Shopping on the Dorado Beach real estate resort the Dorado Beach Golf Shop in the Clubhouse, the beachfront Goodwinds Surf Shop, and a range of high-end boutiques at the Ritz Carlton such as Esme, a luxury resort wear collection, and Casa Artisan, a lifestyle boutique with products crafted by world-class Puerto Rican and Caribbean artisans. For more everyday needs, the town of Dorado has nearly any mainland U.S. chain store or pharmacy, and proximity to the best hospitals and medical care facilities on the island.

Nightlife & Entertainment
Dorado Beach real estate offers resort-style living within a peaceful, beachfront nature preserve. While it is not typically a destination for nightlife, the Ritz Carlton pool and the Encanto Beach Club pool are known to repopulate after dark as “dive” bars for the Dorado Beach set. Other entertainment amenities abound on the resort.

The luxurious Spa Botanico is a five-acre garden wonderland at Dorado Beach. From the herb-filled Apothecary Portal, to the purification gardens with warm and cool medicinal pools, to the treehouse massage treatment high in the canopy of a tropical jungle, Spa Botanico at Dorado Beach real estate is a dream within a dream.

For all-day family fun, nothing beats the Watermill Aquatic Park, a $12 million state-of-the-art waterpark right inside Dorado Beach real estate property. Fashioned to look like a traditional Puerto Rican sugar mill, Watermill is at once a luxurious escape and a kid-friendly bonanza, with two 30-foot water slides, a lazy river with a wave machine, bumper boats, and more. Open every weekend, parents can enjoy “lazy river-side” service from the Watermill bar and grill while licensed lifeguards keep an eye on the kids.

Outdoor Activities
Dorado Beach real estate means proximity to two of the greatest PGA courses in the world, right in your own neighborhood. Designed by the legendary Robert Trent Jones, “the father of modern golf course architecture”, both courses offer a variety of landscapes. East Course, which winds along a two-mile beach and a tropical nature preserve, hosted the PGA Tour Latinoamerica Tour Championship and was voted by Golf Digest as the #1 Golf Course in Puerto Rico. Sugarcane Course, offering breathtaking views of huge mountains and hidden rivers, is the more challenging of the two, with larger fairways and more forced carries.

The sands at Dorado Beach are as golden as their namesake city would suggest. East Beach is a palm-lined, two-mile stretch of sand exclusive to members of the Dorado Beach real estate club. East Beach features Goodwinds Water Sports, offering extensive water sports experiences and courses for children and adults alike, right in the East Beach waves. West Beach is a series of golden-sanded crescents protected by coral reefs, providing wave-free opportunities for floating and snorkeling in its eco-friendly lagoons.

Dorado Beach features 11 miles of hiking, biking, and jogging trails, winding through lush ecological reserves, beside gorgeous lakes and golf greens, along miles of shaded beaches, and all across a backdrop of tropical mountains. Encanto Beach Club is a child-friendly pool club with beach volleyball courts right on West Beach, and the Dorado Beach Tennis Center has five Har-Tu clay tennis courts available for day or night play. The Ritz Carlton Reserve Dorado Beach can even charter private yachts or helicopter excursions to other parts of Puerto Rico—such as El Yunque National Forest, America’s only tropical rainforest, or the St. Regis Bahia Beach Resort, another Puerto Rican golf club—or even other Caribbean islands, such as St. Johns and St. Thomas.

Weather & Hurricanes
Dorado Beach’s average temperature matches that of San Juan, at between 75 and 86 degrees Fahrenheit year-round. However, as all of Dorado Beach is close to a beach, Dorado Beach often feels cooler, due to the gentle sea breezes.

Hurricane season lasts from June to November in Puerto Rico. When looking at Puerto Rico real estate, make sure that your future home is as prepared as possible to withstand these devastating storms. From Puerto Rico rentals to Puerto Rico luxury homes, PRelocate’s hurricane advice for homebuyers is essential reading.

Transportation
Public transportation options are limited in Dorado Beach, making cars a necessity. However, Uber is common in the area, taking passengers from Dorado Beach to anywhere in greater San Juan and points beyond. Dorado Beach is arguably the safest residential neighborhood for Puerto Rico luxury homes in all of the Puerto Rico real estate market. The entire Dorado Beach reserve neighborhood is gated and has extensive 24-hour security, making it safe for all at any hour.

Private Schools
There are plenty of upstanding private schools within five to ten minutes of the Puerto Rico luxury homes of Dorado Beach, including Dorado Academy and Caribbean Christian Academy. First among them is the outstanding TASIS School in Dorado, a college-preparatory school run by The American School in Switzerland, with a world-class performing arts center and graduates going on to study at Harvard, Yale, Princeton, Brown, and more.

The greater San Juan area also has terrific private schools, with solid track records of graduates matriculating into mainland U.S. higher education institutions. All offer students a bilingual education in both English and Spanish. The St. John’s School and the Robinson School are in the beachfront Condado neighborhood of San Juan. St. John’s is frequently ranked as the best private school in Puerto Rico, and students from both institutions have gone on to Yale, Harvard, MIT, and more.

Act 60
Puerto Rico’s income tax laws make it extremely attractive to business owners and investors, both internationally and in the mainland United States. Act 60 allows Puerto Rico residents to pay zero taxes on passive income and allows relocated corporations or local companies to pay just 4% income tax.

Royal patent

Ponce de Leon made an official petition to the Queen of Spain, Juana the Mad, to grant him a patent for the search, colonization and exploitation of the source of eternal youth. Instead of the mentally ill Juana, the country was ruled by a completely sober, pragmatic regent of the kingdom, Ferdinand, who was not at all surprised by such a request. In those days, when the unusual and wonderful world of a new continent was opening across the ocean, everything seemed possible. Since the governor of Puerto Rico took care of all the expenses of the expedition, the regent, without blinking an eye, granted such a fantastic request.

Having invested almost all his money in the purchase of three caravels, Ponce de Leon, not being a sailor, invited the most experienced navigator Anton Alaminos, an associate of Columbus himself, to serve as the main helmsman. There was no end to those wishing to go on a trip. Everyone was taken on the ships, including the elderly, the sick and the crippled. The holds were filled to capacity with empty barrels for living water from a magical spring. The governor understood that such an unusual product would be the most expensive and best-selling in the world. The prospects for such a business were pleasantly dizzy.

From island to island

On a warm sunny day on March 3, 1513, ships left Saint Herman Harbor on the west coast of Puerto Rico, intent on making a discovery never before known to mankind. The bow of the Nadezhda, the flagship of the squadron, was adorned with a carved figure of the Madonna, whose glassy eyes stared intently ahead – to where the miracle land would open, giving people immortality.

Squadron navigator Anton Alaminos confidently took a course to the northwest, to the Bahamas. Having passed the southern group of the archipelago previously discovered by Columbus, the ships fell into unknown waters. The Spaniards peered into the horizon until their eyes hurt.

Discoveries were made almost every day. Fearing to miss the fountain of youth, the Spaniards landed on each new discovered island, scattered across the desert, covered with stones and stunted vegetation, swam in lakes and tasted water from springs and even rain puddles. But, alas, the old people remained infirm, and the sick did not recover. Disappointed navigators returned to their ships and with new hopes again rushed further north.

Florida

The chain of the Bahamas broke off, the squadron was on the high seas. Ten days of sailing are long gone. The fourth week of tedious waiting dragged on. When will the compass of fate lead travelers to the promised land?

On April 2, 1513, a land appeared on the horizon that could not be compared with any of the previously encountered islands. The gaze of the navigators saw a solid wall of green trees intertwined with lianas. Dropping anchor in a quiet cozy bay, the travelers inhaled with full breasts the thick, spicy aroma of fragrant flowers, coming from the shore along with the bewitching singing of birds. Warm water on the coastal shallows sparkled under the rays of the sun. Since the remarkable discovery fell on the Christian feast of Easter in bloom (Pascua Florida in Spanish), the Spaniards regarded this as a sign, and Ponce de Leon named the discovered land Florida. No one doubted that the beautiful coast is the Indian island of Bimini, only such a land can give people youth, immortality and happiness.

Sailors impatiently landed on a yellow sandy beach. On one of the paths we moved through the dense forest. A spring of crystal-clear water gurgled in a clearing strewn with flowers. Ponce de Leon was the first to reach the source. Taking a breath, he raised his face, greedily peering into his reflection, waiting for the wrinkles to smooth out. In vain. A beautiful dream was shattered.

Clinging to their last hopes, the Spaniards sailed along the east coast to the north for another two weeks, went ashore in the morning and checked every body of water for a miracle. In vain. Soon the search was complicated by the fact that the squadron reached areas inhabited by warlike Indian tribes. Fearless, tall and strong warriors refused to negotiate with the aliens, threatened with spears and huge bows with poisoned arrows. Ponce de Leon did not risk the expedition and ordered to turn south, look for a miracle source at the other end of the island. The Spaniards did not suspect that they had discovered not an island, but the Florida peninsula – part of the North American mainland.

Gulf Stream

Ponce de Leon and his navigator Anton Alaminos discovered a 500-kilometer section of the east coast of Florida and Cape Canaveral, from which spacecraft are launched today. Here the expedition for immortality fell into a powerful stream of warm sea currents. The water of the sea river differed sharply in color from the rest of the ocean. It flowed from the west, and at the tip of Florida turned sharply to the north. Anton Alaminos correctly guessed that this current could be used to return to Spain.

It was the Gulf Stream, a source of heat for northern Europe, carrying 96 times more water than all the rivers of the Earth combined. The Spaniards did not suspect that this is the source of life for many peoples, but of a completely different kind.

Newfound hope

Ponce de Leon continued his search with enviable tenacity. Probably, if the fountain of youth really existed, he would have found it. In August 1513, the head of the expedition decided to split the squadron in order to increase the chances of success. He sent Alaminos to “comb” the Bahamas again, while he himself explored the northern coast of the Yucatan.

In early October, the discouraged governor of Puerto Rico returned home, and in February 1514, Alaminos arrived with stunning news: he had found an island that the local Indians call Bimini! True, there was no fountain of youth on it, it was deserted and naked, but the name again revived the governor’s hopes for immortality.

It took seven years to prepare a new expedition. During this time, Ponce de Leon visited Spain and received the rights of the governor of the lands he discovered. If the desired source is not on Bimini Island, then it must be somewhere nearby, most likely in Florida, the governor believed. It is necessary to conquer this country and explore the water from every reservoir.

Ponce de Leon is sixty years old. There wasn’t much time left. Either he will gain youth, or the old woman with the scythe will take him to a place from which no one returns.

With fire and sword

In 1521 two ships went to sea. Along with a select team of sailors, a heavily armed squad of two hundred professional soldiers and ferocious dogs specially trained to hunt people were on board. At that time, for the New World, these were significant forces: ten years later, Francisco Pizarro, with four hundred soldiers, crushed the vast Inca empire.

With fire and sword, Ponce de Leon walked through the villages of Florida. Captive Indians were tortured on red-hot bars, but none of them knew anything about the magical source. Having delved into the jungle of the peninsula, a detachment of Spaniards was ambushed. Several thousand Indians from behind the bushes rained down on the aliens a hail of poisoned arrows and spears. Return firing in the jungle yielded nothing. The Redskins increased their pressure. The Spaniards faltered, mixed ranks and retreated in complete disarray. Ponce de Leon was wounded by a poisoned arrow. With great difficulty, the remnants of the detachment managed to reach the ships, which hastily weighed anchor and headed for Cuba.

Ponce de Leon was writhing on deck in death throes. No one paid attention to him: the crew was struggling with the powerful current of the Gulf Stream. In the confused mind of the governor, who was so striving for immortality, the cold refreshing streams of the source of life mixed with the shore of Florida falling into the ocean – a land that not only did not restore his youth, but also took away the last years God had given him.
