There are many such complexes in the capital and its environs, but their greatest concentration is in Isla Verde, whose beaches, stretching for many miles, are considered among the best and most beautiful in the world. Since the waterfront factor is always taken into account when calculating the sale price of any housing in Puerto Rico, housing in Isla Verde is quite expensive: the buildings are located either directly on the ocean or within walking distance.
A good two-room apartment with two bathrooms costs about $$150,000-200,000 (in less prestigious areas, a similar apartment can be bought for $$90.000-150.000). Particularly luxurious apartments can be one and a half to two times more expensive: from $200,000 to $450,000 and more for housing with marble tiles underfoot, luxurious chandeliers overhead, 24-hour security, additional underground parking spaces, and so on.
Most ordinary “cooperative” residential complexes have swimming pools, car parking (based on two places per apartment), security at night, elevators that can only be used by residents with a special key, electronic parking gates and other nice decorations petty life.
As for housing more suitable for recreation, bungalows and villas in Puerto Rico, of course, can cost more than in some of the godforsaken American states, but for the Caribbean islands, prices can be considered quite acceptable, even in the capital .
For example, a 90 square meter (2 bedroom, 1 bathroom) house in Rio Piedras, popular with foreigners, is valued at a reasonable price of $78,000.
With $7,000 on top of that amount, you can afford an extra bedroom and bathroom, while the home is expanded to 105 square meters. The plot can be quite small – at least six acres, which is quite natural: land on a small island, especially in the capital, is in great deficit, they ask a lot for it. You will have to pay extra for an additional piece of land: a similar villa on twice the plot costs one and a half times more.
When it comes to property taxation, Puerto Rico has an extended system of benefits for homeowners. This category includes those who use the acquired housing not for profit, but live in it themselves – the longer the better.
Because of these “discounts” many owners of cheap housing (prices below $100,000) do not pay taxes at all, and with an average property price ($150,000-200,000) you can get away with several hundred bills a year.
As for the Russian who cherishes the dream of joining the international ranks of Puerto Rican residents, the attractive factor for all other “white people” – namely, the island’s being under the shadow of American democracy – can only complicate everything. Although Puerto Rico is the island of freedom, the plans for the future will have to begin with the often nipped-in dream of the United States Embassy.

Why is Mersin interesting in terms of investment in housing?
Mersin, a region previously not very familiar to Russians, has become famous in recent years thanks to the launch of a joint project with Rosatom: the construction of a new type of nuclear power plant, Akkuyu. As a result, prices for residential real estate in Mersin have been growing by leaps and bounds for many months, and in addition to those who buy real estate for themselves (wintering or regular vacation), there are also investors who buy apartments in the region for the purpose of renting out. And sometimes not just one. What is not surprising: since November 2019by November 2020, housing in Mersin and the surrounding area has almost doubled in price, and renting apartments in the village closest to the Akkuyu construction site has quadrupled in places, or even more. But first things first.
About the region
Mersin – one of the pearls of the Mediterranean – has a little less than 2 million inhabitants. The coastal strip of the region stretches along the sea for more than 320 km, uniting Mersin itself, towns and villages into a single resort area. Mersin is famous for its hot and dry climate, where the sun shines almost 300 days a year. The average temperature in summer is +34 °C, in winter +16 °C. The city boasts both a historical heritage and a rich cultural life.
Air traffic
As for transport accessibility, the nearest air hub to Mersin is Adana International Airport, located 85 km away. However, much closer, 45 km away, a new Çukurova Airport (Çukurova Uluslararsı Havaalanı) is already under construction: the authorities are investing about 360 million euros in the project. Its opening is scheduled for the end of 2022.
According to preliminary data, Turkish Airlines will deliver direct flights from Moscow to Chukurov Airport. From other cities of the Russian Federation, the new Mersin Airport can be reached by a connecting flight via Istanbul.
Local real estate in brief
Despite the fact that Mersin is not inferior to the resorts of the Antalya and Aegean coasts in terms of climate and comfort of life, housing is more affordable here. Thus, prices for apartments similar in size and location can be several thousand euros cheaper. The cost of housing starts from about 24,000 euros, with an area of 60 sq.m. Previously, real estate in Mersin and the immediate vicinity grew in value by about 5-10% per year, but with the start of construction of the Akkuyu nuclear power plant, it jumped in price. And if around November 2019years ago, apartments in Mersin cost only 180-200 thousand lira, then according to November 2020, their price has already increased to 350-400 thousand. Moreover, it is not inflation that is to blame, but increased demand: earlier, the population of the village of Tashuku, closest to the future nuclear power plant, was 10,000 in winter, but now it has doubled due to visiting workers and specialists.
So it’s no surprise that the region is seeing an explosive growth in new housing and commercial real estate development. A joint project with Rosatom is guaranteed to revive the region and attract additional finance here. In December 2020, the average price per square meter of housing in the region was 2124 lira. Stable growth has been observed since January 2020 (then the figure was 1698 lira per sq.m.). Before that, the tariff had been stable for almost a year (from 1597 lira in July 2018 to 1633 lira in September 2019).
The spread of prices depending on a particular area of the region ranges from 1206 (minimum) to 2320 (maximum).

As for the average annual indicators, in December 2020, housing prices in Mersin mainly increased in Gulnar, Çamliyayla, Tarsus, Akdeniz, Yenişehir (in descending order), and decreased in the districts of Aydincik, Mut, Bozyazi, Silifke, Toroslar ( also in descending order).
The best – shortest – payback period as of December was shown by the following districts:
Chamliyayla, Bozyazi, Aydincık, Silifke, Gulnar (in descending order), and the longest one is Akdeniz, Yenişehir, Mezitli, Erdemli.
