Since the waterfront factor is always taken into account when calculating the sale price of any housing in Puerto Rico, housing in Isla Verde is quite expensive: the buildings are located either directly on the ocean or within walking distance. Most ordinary “cooperative” residential complexes have swimming pools, car parking (based on two places per apartment), security at night, elevators that can only be used by residents with a special key, electronic parking gates and other nice decorations petty life.

When it comes to property taxation, Puerto Rico has an extended system of benefits for homeowners. This category includes those who use the acquired housing not for profit, but live in it themselves – the longer the better.

Because of these “discounts” many owners of cheap housing (prices below $100,000) do not pay taxes at all, and with an average property price ($150,000-200,000) you can get away with several hundred bills a year.

As for the Russian who cherishes the dream of joining the international ranks of Puerto Rican residents, the attractive factor for all other “white people” – namely, the island’s being under the shadow of American democracy – can only complicate everything. Although Puerto Rico is the island of freedom, the plans for the future will have to begin with the often nipped-in dream of the United States Embassy.

As a result, prices for residential real estate in Mersin have been growing by leaps and bounds for many months, and in addition to those who buy real estate for themselves (wintering or regular vacation), there are also investors who buy apartments in the region for the purpose of renting out. And sometimes not just one. What is not surprising: since November 2019by November 2020, housing in Mersin and the surrounding area has almost doubled in price, and renting apartments in the village closest to the Akkuyu construction site has quadrupled in places, or even more. But first things first.

About the region

Mersin – one of the pearls of the Mediterranean – has a little less than 2 million inhabitants. The coastal strip of the region stretches along the sea for more than 320 km, uniting Mersin itself, towns and villages into a single resort area. Mersin is famous for its hot and dry climate, where the sun shines almost 300 days a year. The average temperature in summer is +34 °C, in winter +16 °C. The city boasts both a historical heritage and a rich cultural life.

Air traffic

As for transport accessibility, the nearest air hub to Mersin is Adana International Airport, located 85 km away. However, much closer, 45 km away, a new Çukurova Airport (Çukurova Uluslararsı Havaalanı) is already under construction: the authorities are investing about 360 million euros in the project. Its opening is scheduled for the end of 2022.

According to preliminary data, Turkish Airlines will deliver direct flights from Moscow to Chukurov Airport. From other cities of the Russian Federation, the new Mersin Airport can be reached by a connecting flight via Istanbul.
